Position Title: Non-QM Loan Originator
Department: Sales
Reports to: Branch Manager or Equivalent
Pay Grade: Commission Based off of closed loans
Status: Regular, Full Time or Part Time
FLSA Status: Non-Exempt

PRIMARY POSITION-SPECIFIC RESPONSIBILITIES

  • Consult with prospective borrowers to determine their financial objectives and goals, review/analyze credit and financial data, and pre-qualify applicants;
  • Takes complete loan applications;
  • Determine the financial products that best meet the customer’s needs and financial circumstances, and provide advice on the advantages and disadvantages of different financial products; Mortgage Coach comparisons;
  • Originate and manage a pipeline of non-QM residential mortgage loans from application to closing.
  • Assess borrower eligibility using alternative documentation, such as bank statements, asset depletion, P&L statements, or rental income.
  • Evaluate borrower creditworthiness in scenarios that fall outside standard underwriting guidelines.
  • Educate clients and referral partners (e.g., realtors, brokers, financial advisors) on the non-QM loan products available.
  • Structure complex loan files for submission to underwriting and ensure compliance with lender and regulatory guidelines.
  • Maintain up-to-date knowledge of non-QM loan programs, industry trends, investor overlays, and underwriting requirements.
  • Collaborate with loan processors, underwriters, and closers to ensure timely and accurate loan processing.
  • Develop and nurture relationships with clients, referral sources, and third-party vendors to grow business.
  • Meets with clients (takes phone calls) over any concerns during the process;
  • Has a weekly meeting with the processor and LO to go over status on all files;
  • Weekly updates to all parties;
  • Ask clients if they know anyone that is considering a purchase or Refi;
  • Monitor the loan’s process and work closely with processors, underwriters, and staff;
  • Attend and complete all required training, maintain knowledge of all lending policies, procedures, guidelines, and regulations, and complete all licensing prerequisites and requirements;
  • Complete other duties as assigned.
ESSENTIAL SKILLS AND EXPERIENCE
  • At least three (3) years of experience in mortgage lending;
  • At least two (2) years experience as a non-qualified mortgage (non-QM) preferred;
  • Extensive knowledge of mortgage loan products and types of loans;
  • Must have exceptional attention to detail and strong organizational skills;
  • Outstanding work ethic and time management skills;
  • Perform exceptionally well under pressure;

  • Strong understanding of mortgage lending practices, loan products, and industry regulations.
PREFERRED EDUCATION/EXPERIENCE
  • High school or equivalent required;
  • An Associate’s degree from an accredited college preferred;
  • Extensive knowledge of mortgage loan products and types of loans;
  • Comfortable working with CRM and LOS systems (e.g., Encompass, Calyx). Encompass preferred.
  • State-required Mortgage Loan Originator (MLO) license/NMLS registration.
  • Excellent interpersonal, sales, and communication skills.
PHYSICAL DEMANDS/ENVIRONMENT
The work environment is characteristic of an office setting. Rare lifting of up to 25lbs may be required. Occasional travel may be required (generally less than 25%) to attend client closings, complete loan applications, and meet with consumers.
