Position Summary

We're seeking a highly skilled and motivated Project Manager to oversee and coordinate maintenance projects across multiple properties. In this role, you'll work closely with the Portfolio Manager to plan, supervise, and ensure the successful completion of projects of all sizes and complexities. From preventive maintenance planning to hands-on repairs and vendor management, you'll play a vital role in supporting property operations, maximizing efficiency, and ensuring exceptional service for residents and owners alike.

Key Responsibilities

  • Plan, supervise, and maintain maintenance projects across assigned sites.
  • Report regularly to the Portfolio Manager to communicate property needs.
  • Identify and report property issues promptly.
  • Establish and train preventive maintenance programs for assigned properties.
  • Implement organizational and inventory systems for maintenance shops.
  • Develop and maintain a supply ordering system within budget guidelines.
  • Create bid specifications and re-bid vendor contracts annually.
  • Perform and oversee repairs, including appliances, plumbing, drywall, countertops, and more.
  • Maintain accurate project documentation and site records.
  • Approve purchases in compliance with budget and authorization requirements.
  • Assist with after-hours and on-call emergencies as needed.
  • Ensure all work is completed using safe practices in compliance with OSHA, WISHA, and L&I standards.
  • Attend and participate in meetings and training sessions.

Qualifications

  • High School Diploma/GED required; 2-4-year college degree preferred.
  • Current O7B Electrician License required.
  • Minimum of 3 years in the property management industry.
  • Proficiency in maintenance, repairs, renovations, and construction.
  • Strong skills in Microsoft Office Suite/Office 365, especially Outlook, Excel, and Word.
  • Proficiency in Yardi preferred; experience with RealPage a plus.
  • Excellent communication, problem-solving, and organizational skills.
  • Ability to work independently and in a collaborative team environment.
  • Flexibility to work varied schedules, including special events or weekends.
  • Must have a valid driver's license, insurance, and reliable transportation for site travel.

Compensation & Benefits

  • Competitive salary based on experience
  • 152 hours (19 days) PTO annually, plus carry-over up to 120 hours and longevity PTO at 5 and 9 years
