Job Description: The Project Manager shall be responsible for field execution of assigned projects, including site management, onsite construction operations and oversight of all work being installed for the duration of the Contract. Must have in-depth knowledge and experience as a general contractor for construction including pre-construction planning, scheduling, safety, quality control, equipment and workforce supervision. Must have the ability to lead and problem solve while working with all CSI trade divisions and the assigned self-performing work force.
Duties and Responsibilities include:
- Define the project's scope, deliverables, and objectives in collaboration with clients and stakeholders.
- Develop construction schedules, including milestones for design, permitting, procurement, and execution.
- Prepare cost estimates and budgets, including labor, materials, equipment, and contingencies for Executive Managements approval.
- Create, maintain, and assist with updating project schedule and three week lookahead for Client and Executive Management.
- Coordinate with trade contractors to avoid delays and resolve scheduling conflicts.
- Approve invoices, manage change orders, and monitor cost variances.
- Provide support for negotiating contracts and change orders ensuring they include clear scopes of work, timelines, and deliverables for Clients, JBW, and Subcontractors.
- Help find subcontractors and developing subcontract agreements.
- Monitor subcontractor performance and adherence to contracts.
- Attend site visits for potential opportunities, to verify workmanship and material compliance, and as needed during construction operation.
- Set quality benchmarks and ensure all work complies with specifications, codes, and standards.
- Address defects and ensure corrective actions are implemented promptly.
- Develop and enforce safety plans and protocols per OSHA, EM385-1-1, and other regulations.
- Conduct regular safety meetings and site inspections to ensure compliance.
- Investigate accidents, resolve issues, and document incidents for reporting.
- Coordinate subcontractors and support staff to accomplish onsite tasks.
- Identify risks such as weather delays, labor shortages, or material delivery issues.
- Develop mitigation plans, including alternative resources and contingency strategies.
- Monitor and adjust risk plans throughout the project lifecycle.
- Serve as the central point of contact for clients, architects, engineers, and contractors.
- Conduct weekly site meetings to discuss progress, issues, and next steps.
- Prepare and present progress reports, including schedules, costs, and quality metrics, to stakeholders.
- Oversee procurement of materials, equipment, and specialized services.
- Ensure timely delivery of materials to avoid construction delays.
- Monitor resource allocation and optimize usage to stay within budget.
- Keep clients and stakeholders informed and address their concerns promptly.
- Complete daily reporting requirements and catalog site photos.
- Read/Understand Plans and Specifications.
- Construct the work according to Plans/Specifications and Contract Documents.
- Coordinate with Government stakeholders on status of field activities.
- Monitor workmanship and maintain compliance with submittal requirements.
- Maintain and Facilitate the Company Safety Program.
- Review subcontractor materials and workmanship.
- Facilitate the Company Quality Control Program.
- Maintain RMS, eCMS, and other Govt reporting programs.
- Track and complete punch list according to contract requirements.
- Assist with gathering O&M Manuals and Closeout Documents.
- Perform other position-related duties as assigned, depending on assignment setting.
