The staff Project Manager will lead strategic expansion projects, including site selection, resource evaluation, and carrying out large-scale facility development initiatives. This position demands skill in cross-functional coordination, adherence to regulations, financial analysis, and risk management to guarantee successful project delivery aligned with corporate growth goals.

Key Responsibilities

Expansion Site Selection & Resource Assessment

• Analyze the cost, availability, and scalability potential for future land and facility expansion.
• Ensure stable and efficient water and power supply, especially in resource-constrained regions like Taiwan.
• Assess the availability of skilled labor and overall workforce cost.
• Evaluate logistics and transportation efficiency for raw material and finished goods movement.

2. Policy & Regulatory Environment

• Identify and bring to bear local government investment promotion policies for tax incentives.
• Ensure adherence to emission standards, carbon tax regulations, and sustainability requirements.
• Monitor trade tensions and industry policy impacts on expansion plans to mitigate geopolitical risks.

3. Investment Subsidies & Long-Term Planning

• Negotiate reduced rental rates for public land or land-use rights.
• Secure low-interest loans or interest subsidies.
• Expedite access to water and electricity with cost benefits.
• Coordinate specialized tax consultation and incentive programs.
• Facilitate migrant worker quota applications.
• Acquire subsidies for technology development and industrial upgrades.
• Manage housing tax, land tax, and rental support programs.

4. Commercial Real Estate Analysis & Valuation

• Conduct objective assessments based on location, market conditions, size, quality, and surrounding environment.
• Research trends, leasing demand, supply conditions, and economic indicators to produce comprehensive market analysis reports.
• Advise on return on investment, rental yield, and asset allocation strategies.

5. Expansion Project Planning & Execution

• Collaborate with R&D, Manufacturing, Finance, Legal, and HR teams to build cross-functional teams.
• Perform comprehensive feasibility studies, including risk and opportunity assessments.
• Define budgets, timelines, and prioritize resources for detailed project planning.

• Implement strict project controls, conduct regular reviews, and adjust plans as needed to ensure flawless execution!
