Position Summary:

 

Additional maintenance staff member with oversight of all onsite special projects reporting directly to the General Manager. Will work in tandem with current maintenance personnel to perform regular and preventative maintenance tasks.

 

Maintenance Duties, in coordination with other maintenance staff, and/or supervision of

  • Troubleshoot minor maintenance problems involving electrical, structural, plumbing and equipment repair or replacement
  • Preventive maintenance duties such as roof exhaust fans, terrace tiles, garage doors and locks with ongoing regular inspections of elevators, trellis, awnings, roof etc.
  • Plumbing repairs such as toilets, sinks, fixing water leaks, drain covers
  • Electrical repairs such as changing light bulbs, fluorescent lamps and assisting in repairing ballasts and light fixtures
  • Purchasing supplies, equipment, and materials necessary to complete projects
  • Assembles, moves and sets up furniture, hangs pictures, bulletin boards, patch walls
  • Janitorial services
  • Painting; interior and exterior walls, planters, wheel stops, touch ups
  • Track inventory for repairs and maintenance, maintain records and logs
  • Assist GM in the coordination of maintenance proposal, bid and contract processes as well as researching and evaluating different suppliers

 

Operational Reporting

  • Review of maintenance-initiated invoices for accuracy, coding, and payment processing
  • Improve regular and preventative maintenance procedures with overall maintenance plan oversight
  • Establish, maintain, and manage maintenance inventory and equipment
  • Direct scheduling, monitoring and supervision of outside contractors
  • Administrative support in the preparation of information, budgets and reporting as requested by the General Manager. Attend meetings as needed
  • Perform any range of special projects, tasks and other related duties as assigned

Qualifications

Education/Work Experience Requirements:

  • Minimum five (5) years of relevant hands-on maintenance experience
  • Combined building, project management and engineering experience (10+ years)
  • Track record of project oversight and vendor management dealing with trades related to building maintenance and repair
  • Strong oral, written and organizational skills
  • Understand the dynamics of working in a fast-paced luxury condominium while working as part of a team fostering a positive work environment
  • Knowledge of general administrative practices, procedures with an ability to read, analyze, and interpret financial reports and blueprints
  • Skilled in computer operations and pertinent software applications i.e. Microsoft Office suite of products
  • Creative and skilled problem solver with ability to juggle multiple tasks and demands
  • Be punctual; regular Monday to Friday attendance is required with a willingness to provide emergency coverage which may include evenings, weekends and holidays
  • Be both a hands on “doer” and a “manager”
  • Hold and maintain a valid Florida driver’s license
  • Successful completion of a background check

Knowledge of Essential Functions

  • Operation and maintenance of gas-powered and electric equipment and tools, hand tools, machinery and maintenance equipment necessary in the repair of facilities
  • Utility infrastructure such as main supply lines, control valves, service lines to the curb stop, sanitary and stormwater sewer lines and structures
  • Hardscapes such as pavers, fountains, trellis, gazebos and wooden structures
  • Landscape and irrigation maintenance with electrical components such as street and planter lighting
  • Knowledge of occupational hazards, safety control practices and precautions
  • Supervisory understanding of fire, security and monitoring systems
  • All access/egress control equipment including “smart” technology installations

Pay and Benefits:

$95,000 to $110,000, depending on education and experience.
