Position Summary

We are seeking a highly organized and detail-driven Pre-Construction Project Manager to join our growing B2C team. This role is critical in managing the front-end planning and permitting phase for all residential BOXABL units. You will lead the coordination of architectural, engineering, and mechanical design while overseeing two of our key technology platforms: CanIBuild (bidding/site planning) and PermitFlow (permitting automation). The main objective is to get jobs from a sold contract to an issued permit as quickly and efficiently as possible. 

 

Key Responsibilities

Design & Planning Oversight

  • Manage the full scope of architectural, structural, civil, MEP (mechanical, electrical, plumbing), and title 24 design deliverables required for permit submittals.
  • Coordinate with third-party architects, engineers, and designers to ensure timely and accurate drawings.
  • Review design documents for completeness, code compliance, and alignment with customer site conditions.

Platform Oversight: CanIBuild (canibuild.com)

  • Oversee the use of CanIBuild for feasibility studies, site plans, renderings, and contractor bidding.
  • Ensure accurate data input (e.g., topography, setbacks, easements) to produce valid and efficient site plans.
  • Collaborate with internal team and external contractors to validate cost estimates and scope.

Permitting Oversight: PermitFlow (permitflow.com)

  • Manage all project submissions through PermitFlow from initial intake to issued permit.
  • Act as the primary liaison between PermitFlow’s team, local jurisdictions, and internal stakeholders.
  • Track jurisdictional requirements and timelines across cities and counties to reduce cycle time.

Project Management

  • Own the pre-construction schedule for each B2C project from post-sale through permit issuance.
  • Maintain clear documentation, updates, and timelines in the company CRM and task management tools.
  • Facilitate weekly cross-functional check-ins with Sales, Customer Support, and Construction.

Customer Experience

  • Be a professional point of contact for customers during the pre-construction phase.
  • Update customers consistently on where they are in the process. 
  • Ensure each homeowner receives timely updates and understands next steps in the design and permitting process.

 

Qualifications

Required:

  • 3+ years of experience in residential construction, permitting, or pre-construction coordination.
  • Strong knowledge of building codes, zoning, ADU regulations, and permitting workflows.
  • Experience managing third-party architects, engineers, and plan reviewers.
  • Proficiency with software tools like Procore, Buildertrend, AutoCAD, Bluebeam, or similar.
  • Strong communication, scheduling, and project coordination skills.

Preferred:

  • Experience with CanIBuild and/or PermitFlow
  • Experience with modular, prefab, or factory-built housing
  • Familiarity with California or Western U.S. jurisdictional permitting
