Summary/Objective

The Project Manager will be responsible for developing proposals, managing, and performing overall tasks relating to current and new projects and activities of all Flagship’s accounts. The Project Manager will be responsible for managing the day-to-day operations of the field crews assigned to the account’s projects and activities.

Essential Functions*

1. Electronic issuance of bid drawings to 1Life’s General Contractors and vendors;

2. Level and qualify all bids on Bid Leveling Sheet for presentation to 1Life with recommendation of General Contractor or vendor selection;

3. Coordinate with AHJ and LL for approvals prior to construction start;

4. Coordinate with General Contractor’s Office and Field staff via Pre-Construction Conference Call or Site Visit;

5. Assist during the Design Process. 

PROJECT MANAGEMENT SERVICES:

1. Day to day communication/coordination with on-site personnel;

2. Review regular (weekly) site reports and photos to ensure the project is progressing per schedule;

3. Coordination of all FF&E and 1Life supplied items and deliveries;

4. Review and approve all change orders and RFIs maintaining total project budgets;

5. Manage all aspects of the construction process;

6. Manage and maintain the schedule and budget throughout construction;

7. Up to (4) visits with General Contractor and 1Life representative;

8. Final punch list visit with General Contractor and 1Life representative;

9. Act as 1Life’s main point of contact throughout the construction process;

10. Coordinate between all IT work and low voltage wiring with General Contractor and 1Life. 

11. Coordinate with security wiring and General Contractor. 12. Travel 40%

Knowledge and Skills

An experienced leader with general contracting, project management and customer service experience. Represents a knowledgeable, efficient, and professional image of company to client by handling business in a respectful and professional demeanor. Bilingual in English and Spanish preferred.  Excellent oral and written communication skills required. Ability to work well with others and motivate people. An energetic, forward-thinking, and creative individual with high ethical standards and an appropriate professional image.  A strategic visionary with sound technical skills, analytical ability, good judgment, and strong operational focus.  A well-organized and self-directed individual who is a team player. Knowledge of equipment, controls, and building automation maintenance.  Working knowledge of regulatory agency requirements. Technical disciplines in Plant Operations, HVAC, Electrical and Plumbing. Strong project management ability and problem-solving skills. Ability to prepare operating budgets and capital plans. Proficient verbal and written communication skills. Be proficient in computer, electronic and automated functions. Strong computer skills in Word, Outlook, Access, or other facility management systems.

Education and Work Experience

Bachelor’s degree preferred 5-7 years’ experience in the maintenance trades Previous experience managing vendors and subcontractors.

Work Environment

The work environment includes the following elements and exposures: Small-to-large office environment.  Safety glasses required while performing certain tasks. Fast paced work environment. While performing the duties of this job, the employee may work near moving mechanical parts The noise level in the work environment is usually moderate. Exposed to a combination of normal office type environments, shop environments and manufacturing environments. Regularly exposed to dust, odors, oil, fumes, and noise.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Frequent hand usage for handling, keying, typing, and writing reports and completing forms. Occasional hand using when fingering. Occasional repetitive motion when grasping, pushing, pulling, and rotating body when keyboarding. Frequent lifting and carrying objects up to 30 lbs. Occasional lifting and carrying objects up to 40 lbs. Items weighing over 40 lbs. must be carried by two (2) people. Good or correctable vision is required to safely perform all duties. Frequently sitting. Occasional standing, walking, bending, twisting, squatting, kneeling, crawling, balancing and neck usage-flexing.
