About the Role 

We are looking for an emerging Project Manager with experience in leading small commercial reroofing projects and providing support for larger regulated construction environments under supervision. Brings clear communication, organized documentation practices, and a drive to actively expand expertise in project financials and compliance. 

Core Responsibilities 

1. Project Setup & Buyout 

  • Assist with buyout by gathering quotes, reviewing scopes, and helping align subs and suppliers to the schedule.
  • Help build realistic schedules that reflect material lead times and owner requirements.
  • Learn how to validate budgets and structure job costs the right way from day one.
  • Work directly with accounting to gain experience in contract setup, NTP processing, and compliance.

2. Planning & Scheduling 

  • Build project schedules with coaching from experienced PMs while mastering Kapili’s standardized scheduling approach.
  • Plan mobilization using clear guidelines for commercial and residential lead times.
  • Identify long-lead materials early and keep procurement on track.
  • Work collaboratively with Operations and Scheduling to ensure your projects are properly resourced.

3. Submittals, RFIs & Compliance 

  • Manage submittals in our construction management software and learn how to organize them efficiently using Kapili’s internal classification system.
  • Support compliance efforts including certified payroll, safety standards, and QC requirements, gaining exposure to regulated project environments.
  • Draft RFIs and communicate with design teams to keep information flowing.
  • Assist in tracking QA/QC items for institutional, educational, and government-regulated projects.

4. Financial & Contract Management 

  • Learn how to manage budgets, cost events, and forecasts with guidance from senior PMs.
  • Gain hands-on experience with financial alignment between construction management platforms and ERP systems.
  • Prepare monthly billing packages and understand contract billing requirements.
  • Build a foundation in financial decision-making that protects project margins.

5. Field Leadership & Quality 

  • Lead basic project meetings and daily huddles—building confidence in field leadership.
  • Develop strong working relationships with foremen and inspectors through proactive communication.
  • Conduct site walks to learn what quality, safety, and schedule control look like in real time.
  • Support Kapili’s craftsmanship standards through clear expectations and follow-through.

6. Communication & Stakeholder Management 

  • Communicate directly with customers and inspectors on straightforward topics while building your client-facing skills.
  • Stay connected with internal teams—Estimating, Ops, Accounting, Sales—to keep projects running smoothly.
  • Keep the CRM system updated with customer-facing milestones.
  • Build your reputation as a reliable, professional communicator.

7. Documentation & Close-out 

  • Maintain strong documentation habits—daily logs, minutes, punch lists—setting the foundation for PM excellence.
  • Support commissioning, warranties, O&M manuals, and close-out packages.
  • Help deliver close-out documents on time, every time.
  • Capture lessons learned and contribute meaningful insights to Kapili’s Kaizen culture.

Required Qualifications 

  • 3+ years of experience in construction, roofing, or project support roles.
  • Foundational understanding of construction sequencing, safety practices, and commercial contracting.
  • Previous responsibility for managing small-scale projects independently.
  • Ability to read plans/specs and interpret technical roofing details.
  • Experience in job cost management, order processes, and budgeting.
  • Basic proficiency with construction management systems, MS Office, and construction documentation.
  • Strong communication, organization, and problem-solving skills.

Preferred Qualifications 

  • Experience specifically in commercial roofing or specialty contracting.
  • Familiarity with regulated construction environments(certified payroll, compliance documentation, structured close-out).
  • OSHA 30, Fall Protection, First Aid/CPR preferred.

Salary & Bonuses 

  • Base Salary:$85,000 – $105,000
  • Bonus:Up to5–10%of base salary
