Location: New Jersey (candidate will have the flexibility to work out of their home office but must reside in New Jersey) 
Schedule: On-Call, Non-Exempt 
Travel: Candidate can expect to travel about 50% of the time throughout the state of New Jersey. Travel will extend to Manhattan, NY if project demands.

What You'll Do

  • Provide land acquisition services throughout the right-of-way lifecycle, in compliance with project guidelines and regulations
  • Review and correct title takeoffs, construction plans, and ROW documents; prepare and submit Waiver Valuation Forms
  • Deliver property rights documents to owners and representatives; negotiate and secure parcels through approved counteroffers
  • Maintain contact documentation, conduct final title checks, manage back taxes, and ensure removal of compensated items
  • Submit and track offer letters, counteroffers, and Releases of Damages; attend field reviews and provide weekly status reports
  • Handle administrative tasks including mailing notifications, filing deeds, verifying condemnation parcel addresses, and organizing acquisition packets
  • Submit vendor forms to expedite payments and support efficient project closeout

Minimum Requirements

  • Minimum of one (1) year of right of way acquisition experience
  • Must be proficient with MS Office Suite, specifically Excel, Word, Outlook, and Dropbox
  • Must have an iOS or Android smartphone to be able to access ORC's systems
  • Valid Driver’s License

Physical Requirements: While performing the duties of this job, the employee is regularly required to clearly communicate and exchange information in person, via phone and email. Substantial repetitive movements of the wrists, hands and/or fingers due to high amounts of computer usage and typing. Expected to spend long spans of time in front of a computer screen. Able to read, understand and interpret department related documents and data. This is a largely sedentary role; however, the employee is occasionally required to move about inside the office to access files, office equipment and to interact with other members of the staff. This employee is required to occasionally travel to government buildings which involves time driving; sometimes for long durations.
